When we arrange a first mortgage for you the lender usually pays us a finder's fee for placing the mortgage with them. If we cannot obtain a finder's fee from the lender due to property type, adverse credit or income concerns then we charge a broker fee that we both discuss and agree upon before proceeding further. |

| Question: | Do you place my mortgage with an institution I know? |
| Answer: | We have access to numerous Canadian banks and institutions. Some of our lenders that you may recognize are TD Bank, Bank of Montreal, Scotiabank, National Bank, ING, Firstline Trust and MCAP, just to name a few. |

| Question: | Do I get the same rate if I went to the bank myself? |
| Answer: | Due to the volume of mortgages that mortgage brokers place with the banks they offer us their lowest discounted mortgage rates every day. Why spend hours during your busy working day to try and get the same rate the banks offer us up front, especially so we can pass this benefit directly to you. |

| Question: | Will you come to my home to explain the paperwork? |
| Answer: | We will do whatever you feel most comfortable with. We can come to your home and spend as much time as you require to explain the mortgage process. If you are already familiar with mortgages we can handle any paperwork by fax to save you time. |
